Embassy Knowledge Park Bangalore is on a massive single piece of land on Chapparkallu Road, bang on the Tharahunise / Bettahalsur neighborhood of North Bangalore. For one thing, it is exceptional in its enormous scale - some 200 acres owned as one planned address. The layout takes its cue from Palm Jumeirah-style township planning and is built around a majestic 80-foot spinal road. Approximately 85 acres are to be residential (“Embassy Biome”) and approximately 115 acres are to be Grade A commercial expansion. The number of villas is low by design with about 4.4 dwellings per acre and the Embassy Knowledge Park design has the villas in the protected centre and workspaces moved to the edge.

The apartments are at the top end of the zone in the premium band and so are the villas as well in this stretch of town. In EOI stage, apartments are priced at Rs 12,000-13,000 per sft which translates to about Rs 1.60 Cr for a 2 BHK and Rs 2.92 Cr for a 3.5 BHK. Apart from base price, tiered floor-rise expenses, preferred location charges for corner, landscape and pool-facing apartments, one-time club membership, maintenance corpus and regulatory dues namely stamp duty of around 7.65% and GST of 5% on under-construction flats. The booking is done in stages. You file the EOI for a priority number at first. On RERA launch the EOI becomes a booking and the agreement to sell is signed against the same number. The payment is done on a plan connected to the launch from the milestone with splits. The recent panel reaffirmed that the majority of big lenders tend to have home loan pre-approvals in place post launch.

The idea fragments about 200 acres, so geometry - not signs - tells the story of work-live-play. The protected centre is located within the villa enclave of 50 acres. The apartment band and the business area are around the outside edge and cover 14 acres. An impressive 80 foot spinal road connects the entire facility. There are around 19 acres of green open space - almost one fifth of the residential complex, much more than the 12-15% typical of such projects - and cuts between the homes providing pedestrian connectivity and climatic reprieve.
